The assessment

Is the assessment really free?

Yes. We come to the property, measure elevations across the floor, look at drainage and grading, and give you an honest written estimate. There's no charge and no obligation to book anything.

How long does it take?

Usually sixty to ninety minutes on site depending on the size of the house. We look at the whole footprint, not just the room with the crack you called about.

Do I need to be there?

It helps. You know when the crack appeared, which door started sticking and what the yard does when it rains — and that history often points at the cause faster than the measurements do.

What if nothing's wrong?

Then we'll tell you nothing's wrong. Hairline cracks in a slab are normal and not every symptom means movement. We'd rather lose a job than sell you one you don't need.

What actually causes foundations to move around here?

Mostly water and expansive clay. Clay soils swell when they take on water and shrink when they dry out, so footings ride that cycle twice a year. The damage comes from the travel between wet and dry, and it's rarely even across the whole house. Closer to the lake, a water table that never fully settles and bank erosion add to it.

Are cracks always a foundation problem?

No. Hairline cracks in concrete are normal shrinkage. What matters is width, whether there's a lip you can feel, whether the crack is growing, and whether other symptoms show up with it — sticking doors, sloping floors, gaps at the baseboard.

How do I know if it's getting worse?

Mark each end of a crack with a pencil line and the date. If it lengthens or widens over a few months, something is still moving. Photos with a coin or tape measure for scale are useful to us too.

Will it happen again after a repair?

Not if the cause is addressed. Piers stop the structural settlement; correcting drainage stops the thing that caused it. Stabilising without fixing the water is the single most common reason a repair doesn't hold.

How much does foundation repair cost?

It depends entirely on the cause, the number of piers, access and whether drainage work is needed. That's why we don't quote over the phone. You'll get a written estimate with the price before any work begins.

How long does a repair take?

Many residential jobs are a few days on site. Larger projects, or ones that include drainage systems, retaining walls or shoreline work, run longer. We'll give you a schedule with the estimate.

Will you lift the house back to perfectly level?

We lift to practical maximum, not theoretical level. On a house that settled over decades, chasing perfectly level cracks finishes, breaks plumbing and does more harm than the settlement did. We'll explain where that line sits on your house.

Do you do lakefront and shoreline work?

Yes — retaining walls and rip rap bank armouring alongside foundation and drainage work. On a lake lot they're usually the same problem at different distances from the house.

Do you work on pier and beam as well as slab?

Both. Slab repair and pier & beam leveling are our two most common jobs, and the diagnosis process is the same for either.

Yes, and it's worth calling early. A documented repair with written terms is far easier to hand a buyer's agent than an unexplained crack, and rushing it during a contract period rarely goes well.
